Legionella Risk Assessment & Log Books
PM Technical Services conducts thorough in accordance with and ACOP L8 and HSG274 Part 2. These assessments are legally required for employers, landlords, and duty holders to ensure water systems are safe and compliant.
Assessment Includes:

Failure to conduct an LRA can result in fines, prosecution, or civil claims.
Service Provider Requirements
Before site attendance, PM Technical Services requires:

Access to existing documentation (previous LRAs, monitoring logs, training records),

A site escort and point of contact,
-
Induction or access protocols,
-
Notification of any site-specific health and safety requirements.
Assessments may include representative sampling, noting inaccessible areas, and immediate communication of significant concerns. All LRAs are conducted by competent professionals.
Building Hygiene Log Books
Following each assessment, we provide a Building Hygiene Log Book to support ongoing compliance:

Summary of LRA findings,

Schedule for inspections, temperature checks, and maintenance,

Records of corrective actions and control measures,

Sections for training, competence, and site-specific procedures,
-
Templates for weekly, monthly, and annual monitoring.
Log books are available electronically or in print, serving as a central compliance tool.
Systems Requiring Assessment
Water systems that should be assessed include those that:

Operate between 20–45°C,
-
Store or recirculate water,
-
Show contamination signs (rust, sludge, biofilms),

Produce aerosols (showers, cooling towers),
-
Serve vulnerable populations.
Common examples: spa pools, hot tubs, domestic/commercial water systems, humidifiers, fountains.
Monitoring & Water Quality Sampling
PM Technical Services provides routine water sampling in line with BS 8552:2015 and Closed System Monitoring. Our engineers detect microbiological or chemical issues, identify contamination sources, and recommend remedial actions to maintain safe, compliant systems.
Assessment Process:
